Congrats!  We have passed the final hurdle – the buyer has loan approval!

We are headed to closing there are a few items left to be discussed.

It is close to closing day and I hope you are getting excited.  There are some things that need to be completed this week.

  1. Repairs need to be done so that the buyers can complete the walk through – the walk through usually happens 2-3 days before closing

  2. The attorneys will be finalizing the settlement statement.  The settlement statement is a document that shows you all the numbers associated with the sale of the house.  Once the settlement statement is finalized, Chad will look at it and go over it with you. If there are any changes that need to be made they will be completed before closing.  I have included a link below for the explanation of the settlement statement.  (upload closing checklist)

  3. Please review the closing checklist for any items that have not been completed

  4. Wiring of funds - If you owe money on the sale of your home – you will see that number on the bottom of page one of the settlement statement.  At this time you will have to wire the funds to the closing attorney two days before closing. If you are making a profit on your home – you will have the option to get a check at closing or have the attorneys wire the funds into you account. If you choose to have the funds wired – please bring a copy of a blank check.

  5. Kathleen will send you the wiring instructions and directions to the closing attorney.

  6. Closing day!!!! – please be there 15 minutes before closing and bring your driver’s license, checkbook (just in case), the keys to the house, garage door opener, any receipts from the repairs that were completed, etc.  If you prefer you can leave the garage door openers at the home. Please do not forget the keys.
